Can I start my house plans while I’m still overseas?

What information do I need to get started?
At minimum: parish/location, project type (new build/extension/renovation/retention), bedrooms/floors (or estimated size), your timeline, and any must-haves. A rough sketch is helpful but not required. A Surveyor’s plot plan is important, but you can begin without it.
What is a retention plan in Barbados?
A retention plan is an as-built drawing set showing what exists on site—often needed when construction differs from approved plans and Planning requires updated drawings.
How long does it take to prepare house plans?
Timelines vary by size and complexity. Projects move fastest when the scope is clear and feedback on revisions/amendments is provided quickly.
Do I need a land survey plan before you start?
A Surveyor’s plot plan is strongly recommended for accuracy (boundaries and setbacks during the design phase, and site coordination during construction). If you don’t have it yet, you can still start with your requirements while arranging the survey.
Can you review a lot before I purchase?
Yes. We can flag practical design considerations to check (access, shape, slope, and obvious constraints) so you avoid buying land that limits what you want to build. In most cases, the land determines the design possibilities.
Can you work with my contractor while I’m overseas?
Yes. Clear coordination reduces on-site guesswork and is encouraged. We can clarify drawings and assist with questions as the build progresses, so issues are handled early instead of becoming costly revisions later.
What are the biggest mistakes expats make?
Starting too late, using generic plans not suited to the lot, making major changes during construction without updated drawings, and hiring a contractor before the design scope is clear. Also, hiring contractors with no references or limited building experience, or relying on inexperienced friends and family to build or manage the project.
What will I receive at the end of the design process?
You’ll receive a clear drawing package suited to your project type (new build/extension/retention). Deliverables vary by scope, and we confirm exactly what’s included before starting.
What should I do if I’m 6–12 months away from building?
Start with your requirements list, land status, timeline, and an initial concept layout. Early clarity reduces delays and cost overruns later.
