Our fee is extremely competitive due to our use of the latest in Architectural Design Software.
Clients who come prepared with a rough idea/sketch of what they want designed, get a deeper discount consideration.

A tentative quote will be given either at our initial site meeting with you or after a brief discussion of your requirements.
  • New House Plans: 3-7 days to first complete draft
  • Revisions: 1 week+ to first draft
  • Extensions & Renovations: 1 week+ to first draft
  • Retention Plans: 1 – 2 weeks
  • Resubmission of Expired Plans: 3–7 days
  • Debushing: 2–5 days from booking

How much will it cost to have my home designed?

Our fees are very competitive. Once we understand your requirements, we’ll provide a quote (either on-site or after a brief chat about what you need). Our fees are the same for overseas clients.

Good to know You don’t need an account or membership to view information on our website — it’s free to browse.

What documents do you need to get started?

To start a new build, we’ll need a Surveyor’s Plot for the land.

If you’re renovating, older approved plans can be helpful, but they are not required.

What’s included in the full package?

After payment, you’ll receive Full set of PDF Plan files.: Floor Plans, Elevations, Site Plan, and Location Plan.

We also submit your plans to Town Planning on your behalf.

If you ever need these electronic copies later, we keep them stored and backed up externally for at least 5 years.

Absolutely. We’ll guide you step by step and help shape your ideas into a practical design that fits your budget.

Can you estimate what it will cost to build?

Yes. During the design phase (on request), we can provide an estimated construction cost. This helps you decide the right size and stay on budget.

Can I make changes after the plans are submitted?

Yes. If you need revisions after submission, we can submit updated drawings to the Town & Country Planning Office as revised plans.

Will my design meet Town Planning requirements?

Yes. We design to meet all requirements of the Town & Country Planning Office and the Environmental Protection Department.

Can you recommend a reliable builder?

Yes. We’re in contact with top-class experienced builders and trades in Barbados (contractors, masons, carpenters, tilers, plumbers, electricians, and roof specialists). Contact us and we’ll point you in the right direction.

Where can I read the official design requirements?

The Town Planning Office shares guidance and requirements on their website: www.townplanning.gov.bb

Are there Town & Country Planning fees?

Yes. When you apply for Permission to Develop Land, a fee is payable. The amount varies depending on the size of the home you intend to build.

How long does it take to get plans approved?

In some cases, approvals can happen in as little as 2 months. For the latest information, visit www.townplanning.gov.bb.

Do you convert old paper plans into digital format?

Yes. Converting old paper plans to digital is a smart move before the originals deteriorate. We offer this service at a very reasonable cost.

After Town Planning approval, can I start building immediately?

Not quite. You should confirm with Town Planning and pay the Building Start Fee. Once permission to start construction is granted, you can proceed. You should also seek permission from the Environmental Protection Department before you start construction.

Will a Town Planning officer visit the site?

Yes. Town Planning Officers do site visits across Barbados and can visit your site as well.

Your pricing seems low — how is that possible?

We use modern tools and efficient communication (internet, email, messaging) to keep production costs low.

We also keep overheads minimal — and we pass those savings on to you. Our focus is simple: fast, professional service from day one.

Do you meet clients on-site?

Yes. Site meetings are important because a Surveyor’s Plot won’t show everything (for example, slope and other on-the-ground conditions, old existing wells etc.).

We don’t start without meeting you on-site or personally viewing the topography and conditions that may affect the design. This is extremely important.

Do you sell stock (pre-made) house plans?

No. We focus on custom designs because your home should be as unique as you are.

Even “stock plans” usually still need modifications to suit site conditions.

Can I bring my own design ideas?

Yes. Bring any ideas you have — sketches, screenshots, inspiration photos, or rough layouts. We enjoy turning client ideas into a workable design.

Will I receive all my plan files?

Yes. You’ll receive all of your house plan files in PDF format. They are emailed as soon as payment is completed.

Can my design be drawn in phases (build now, add later)?

Yes. If you want to construct certain areas later, we can show them as Phase 2 on the plans (for example patios, garages, decks, or even an additional floor/section).

Does my property need to be cleared before a site visit?

Yes — ideally. The site should be cleared of tall bushes and debris to reduce the risk of injury during inspections.

Boundary irons should also be cleared and easy to see.

Are you certified as a Draughtsman in Barbados?

Yes. The CEO, Mr. Brian Taylor, is registered as a Draughtsman under the Professional Trade & Business Registration Act, Cap. 373 for 2026.

Payments

We collect a deposit to schedule work, a progress payment at draft approval and the balance on final files. All fees are payable before we submit finished plans to The Planning and Development Department.

Revisions & Changes

Within reason, we will make as many revisions to the plan as needed until you are satisfied.
Our aim is for you to be happy with your new home down to the last square foot.

Cancellations & Refunds

If at any time during the process you wish to pause or cancel, we will invoice for work completed to date.
