How do I get started?
The Town & Country Planning Office & Your House Plans (How it works)
Virtually everyone who plans to build a home has to limit its size based on their budget.
It doesn’t matter whether you are from the upper or lower end of the home market. Your house design
will ultimately determine the per square foot cost of the construction. You will therefore need to find
out how much you can afford to spend.
The following assumes that a mortgage will be acquired:
1st Step: To determine how much you can afford to spend on a house design is simple. Simply call
your local bank's mortgage/loans department and make an appointment to see an officer. Using
various calculations they will be able to help you determine how much money you’ll qualify to borrow.
2nd Step: This is where we come in.
Based on the mortgage you have qualified for and after taking into consideration the current
estimated construction rates for the industry we can tell you the size (square feet) house we can
design based on the amount you have to spend.
3rd step: Upon your confirmation, we will then design your home based on this information but in
accordance with your own ideas and lifestyle and lot size. Use our mortgage calculator tool to assist
in streamlining your future budget and payment details.
Basically, after we submit your completed house design to the Town and Country Planning Office the
plans will be checked, the proposed site to be developed will be visited and a Town Planning Officer
will produce a report for submission to the Chief Town Planner who will make the final determination
whether to approve or reject the application.
For your application to be considered, it is required that we submit:
6 copies of the Floor Plan(s)
6 copies of the Elevations
6 copies of the Site Plan
6 copies of the Location Plan
1 copy of the Surveyors Plot
The appropriate fee in accordance with the current Town & Country Planning (Fees) Regulations.
IMPORTANT:
After planning permission has been granted (your plan has been approved) the Chief Town Planner
should be notified in writing of the date on which work is proposed to commence. The proposed site
is to be set out for inspection by an officer of the Town and Country Development Planning Office
before you start construction. Note: There is also a fee for this inspection.

With any set of standard plans we design we will also provide a 3D representation of your home.
This is very useful for viewing your home with true proportions and real dimensions so you’ll have a
pretty good view of what you’ll be building in the future.
Keep It Simple
It is important to keep your home design as simple as possible. Why?..., because with complexity of
design comes an increase in cost, so if you have very limited funds to build your home it is
suggested that you use a simple design to start. Avoid complicated shapes wherever possible.
Rectangular and square designs are the fastest and easiest to create and build and will surely assist
in cutting costs. Avoid fancy roof styles which will burst your budget and your pocket. Many first-time
home owners forget about these simple things. Please keep it in mind.
A One or Two Storey Design?
Frankly, if you really want to save when it’s time to build your home, the design should be a two
storey plan especially if your home will be over 1500 square feet. The highest costs will be in the
foundation and the roof so it would be wise to keep these to a minimum. In a nutshell, don’t spread
out the design, go up one floor!
